How this real estate auction will work

This will be a live minimum bid auction to be held on site on Saturday, June 16, 2011. Doors will open at 11:00 A.M.. Prospective bidders must register for a bid card prior to the start of the auction. At this time a non-refundable deposit in the form of cashiers or certified check for $6,450.00 made out to the "Old Republic Title Company" must be shown to the clerk, plus cash or personal check for the balance if high bid is over the minimum bid of $129,000.00. If you are not the high bidder, your financial institution should re-issue your check back to you. (Check on this with your financial institution)

At 12:00 noon auctioneer will call registered bidders together and will begin by stating terms of the sale. Auctioneer will then ask for the minimum bid and bidding will begin. No bids under $500 will be taken. When the high bid is reached and there is no more bidding the auctioneer will say, "sold" to number (?). This forms a legal contract that the high bidder will buy the property and it cannot be retracted. Immediately following this, the high bidder must sign a written agreement with seller. Deposit money and copy of the contract will be turned over to Old Republic Title Company who will do all paperwork for closing. Balance will be due in 30 days. Time is of the essence.

Property is being sold "as-is’ with no financing or inspection contingencies. No repairs to are to be made. All inspections must be done prior to auction date at your own expense.
